Yea I am willing to do whatever needed to help my dad make the sale. Just trying to get him the most since he is now retired.

I think you'll find that people here will more often than not try and squeeze you for as low a price they can get you to go. And people will try and convince you to sell here just to make that happen. Just my opinion, take your time and consider all options.
