Got me thinking. This seems like murky territory if someone cut & submitted to PSA/JSA (assuming it was actually penned in the hand of Mr. Wagner). Okay or dishonest? Would they even authenticate? If I write my name or sign my name we're talking about two different things.

I think I'd be pretty upset without that disclosure... I'm pretty clueless about Wagner autographs.

I've always wondered about the old-timers homes and, if still still standing, they carry a premium, or if no one even bats an eye as to who lived there previously.

A few years ago, discussed here briefly, Gehrig's house was up for sale. Had a tough time selling.

In defense of Topps, it is a little known fact that Mrs. Wagner was also named "Honus".

Furthermore Mr. Wagner only wrote one letter to his wife, so this is

"a secretarial signature of Mrs Wagner penned by Mr. Wagner and is in fact a true 1 of 1."

If he wrote the name the same way he signed his name I'd say it's OK. Basically if it passes as a cut it IS a cut.
