My thoughts
Firstly I think Ryan laid it out really well. The Venue to find out would be a high profile auction like an REA or Heritage.
In terms of an estimate - 20% sounds awfully low. If it turns out ot be a dud - I would think 50% minimum. 200% seems like potentially realistic optimism. SO I guess I'm tightening the range a bit 50-200%
