Default Harry Heilman autographed book

Cleaning out odds and ends of my collection, and I have an old autograph book with pages signed by Harry Heilman and Dizzy Trout.

Book is dated Aug 21, 1943, with owners name John Grapaas who lived in Ferndale Michigan. First page has autograph of Harry Heilman (nice, but in pencil) and second page has Dizzy Trout, "To Johnie, My best wishes and a Merry Xmas, Dizzy Trout, 1657 Hazelwood Detroit." All other pages are blank.

Firstly, can anyone suggest value?

Secondly, anyone interested in buying?

According to PSA autograph facts, they estimate a Heilmann 3x5 to go for about $500.
