Help regarding writing on a T206

I got this card today, and I'm determined to figure out what the writing at least says, and hopefully what it means. However, I need help.

I've included the original image of the back of the card as well as a photoshopped version. I did my best to bring out the writing.

The card is T206 Leach, Pittsburgh, by the way.

If anyone can offer any tips or clues here, I'd appreciate it. I've got an idea about some of the words, but I'll hold off on saying what they are so I don't lead anyone's thoughts.
