When I was there about 10 years ago, I found that the field is actually split between two properties with two separate owners - one owns the infield and right field and the other left and center field.
Each had their own gift shop. Last edited by Matt; 05-13-2010 at 03:36 PM. |

With just the house and land it's worth maybe 250-350k at most.

I don't know land prices in Iowa, but it would have to be worth way more than 259-300+k for just under 200 acres. You can barely get a house for 250-300k here on Long Island, +200 acres of land. The price doesn't sound crazy to me, I don't know....I'm a farmer too
That's pretty cool, I would think someone will buy it with all the publicity now... If you list it they will come.....

I would think it would be worth a lot more that $350k. 193 acres is substantial. If you stole it you would pay more than $4k-$5k per acre, and a lot more on the open market.

100 acres of farmland is probably 30-50k, and that was before property values tanked, if anything 300k is to high.

300 to 500 per acre? I'd buy it all day long.

I agree with Matthew, farmland isn't cheap, I would guess at least $3,000 per acre. Then you have to add in the property value and also the novelty of the "Field of Dreams".

I live in central Iowa and know a little bit about local land prices.
Good cropland around here sells for 4-, 5-, even $6000 per acre. I don't know the quality of the soils upon which the Field rests but I suppose they're comparable. Given that, $700,000-$1 million would not be an unreasonable sale price. $5.4 is probably wishful thinking. I'll actually be driving right by there tomorrow. I'll stop by and pay my respects before it's a Field of Soybeans again. mm |

I was wrong, avg price of acre of farmland in Iowa is 3500-4000 which is shocking considering in North Dakota it is going for 300-500 an acre and less in some cases.

Be thankful you are not in Vancouver, where the average 3 bedroom bungalow house on an average lot is over 800K..... put the same house in West Vancouver and its 1.5 mill.
Ive already resolved i will never own real estate here!

I have a very nice 1 acre lot for sale in Maine for $19,900 if any high roller should care to branch out into the real estate market. Plenty of hardwood as well as some pine, nice seasonal brook running through the property.

If the land in North Dakota is anything like the land in South Dakota I can see why it's so cheap.

I would easily pay a 2-3x premium for a baseball field that has Deadball Era ball players coming out of the adjacent corn to play ball on each day. call me crazy, but that seems like it's worth a few million!
Edited to add: and just think how much business you could funnel over Roach's corner for new signatures of dead ballplayers that are legitimate!

If Im gonna drop 5 million, it is NOT going to be for a bunch of corn rows in Iowa.
My opinion may be heresy, but that movie was remarkably over-rated. JMO. |

The book was 10 times better than the movie. I know that is often the case but the book is a must read, even if you have seen the movie.

I went to school 25 miles away in Dubuque. The place is certainly magical. A beautiful spot for spontaneous pick-up baseball games, and a genuine piece of Hollywood in a state that doesn't have much by way of "A list history". Still, for 5.4 million, you could buy several surrounding counties. I'd be shocked if they get anywhere near their sticker price, but novelty is novelty.

A handful of real-estate companies have stopped allowing VCP to list their prices realized. You'd think companies such as this would want to publicize that information, but I'm sure they have very, very good reasons not to.

How do we know that the land hasn't been trimmed, recolored or otherwise altered? Does PSA make a slab this size?
