I think I explained everything pretty thoroughly. Definitely not as much shadiness as the original seller, sorry, I disagree. Do you want me to say ALL OF THESE SIGNATURES ARE CLUBHOUSE??! I don’t actually believe that. It’s possible though, and any person is free to bid or not bid accordingly.
