Would someone be able to help identify this 1926 Yankees item?
 
This might be better in the Memorabilia section due to its size, but it is a harder paper stock (almost the thickness of a Topps card) and has a “rougher” grainy surface. Has anyone seen this before?

It’s also possible that the photo or back were printed at a later time, but both sides appear original.

That is neat. I can't help much but that photographer is well known. And I am sure I have seen that picture before too, just not sure where.

According to a few different sources bulk rate mail was first created as such in 1928. You may want to look into the history of interval ownership condominiums--basically timeshares. It is my understanding these did not become popular before the 1960's, although they were likely around before then.
