Lots of reserves not met? Were they way off side with their estimations, and/or were the sellers a little more hopeful?

they said they were donating 10% of sale price to charity
all they did is stick the buyer with an extra 8% fee from their normal fees
so they only donated 2% , which they gladly got from their 17.5% sellers fee
the ultimate squeeze play ,
