Default Help regarding writing on a T206

I got this card today, and I'm determined to figure out what the writing at least says, and hopefully what it means. However, I need help.

I've included the original image of the back of the card as well as a photoshopped version. I did my best to bring out the writing.

The card is T206 Leach, Pittsburgh, by the way.

If anyone can offer any tips or clues here, I'd appreciate it. I've got an idea about some of the words, but I'll hold off on saying what they are so I don't lead anyone's thoughts.

i'm with t206 on this it's an address but i thought it was kelly not riley but the images have disappeared so maybe it was riley?

Somebody obviously used the card as scrap paper long, long ago. I don't think there's any need to place a call to the "History Detectives" on this one.

Not only that, but I also googled that address and I got:

The best thing is the street view is likely little changed in the last 100 years. That card was in that building at some point!
